Where it is

The Deerfield character area covers about 1,312 acres in the southeast corner of the city, between Milton Lakes and Bethany to the west and north and Alpharetta to the south and east. Deerfield Parkway, Morris Road, Highway 9 (Georgia 9) and Webb Road are its main roads; a short stretch of McGinnis Ferry Road crosses the edge. OpenStreetMap names Webb as a place here.

Building here follows the city’s Deerfield form-based code. The 2040 plan says the areas closest to Georgia 400 should take the tallest, most intense development, stepping down toward Deerfield Parkway and Highway 9, and calls for a trail link to the greenway in Alpharetta and Forsyth County. The city’s later Deerfield Implementation Plan covers all land under that code, including the Milton parts of Highway 9, Windward Parkway, Deerfield Parkway and Morris Road, and the council approved its code changes and design manual on May 19, 2025, the city says. It also proposes an active park on Deerfield Parkway.

Of the area’s 5,046 residential address points in the city’s map data, 98% are in ZIP code 30004 and 2% in 30009. Of those, 2,177 are apartments and 257 carry a unit number: 48% in all. The city’s neighborhoods layer lists 29 developments, including Avensong (564 homes), the Preserve at Deerfield and Deerfield Village apartments, Fairmont and the Deerfield Green townhomes.
