Arnold Mill, Milton: homes, schools, parks and commute

Arnold Mill is a corridor, not a crossroads: the land on both sides of Arnold Mill Road, which is Georgia 140, in southwest Milton. The city’s character area narratives count “nearly 100 parcels” and “almost 520 acres,” many of them large equestrian and rural properties that “give the character area a rural aesthetic.” It has the fewest homes of any area in this guide, 113 residential addresses.

Where it is

The city’s map draws Arnold Mill as a strip about 510 acres along Arnold Mill Road, between Central Milton to the east and Sweetapple and Roswell to the west. Its southern end runs into Crabapple; the plan says that part “includes the more densely developed Crabapple area leading into Downtown Milton.” OpenStreetMap marks a place called Arnold Mill on the road just outside the city line.

The city’s Arnold Mill Small Area Plan page says most of the corridor is zoned AG-1, which requires lots of at least 1 acre, with some C-1 commercial lots. The City Council approved a hamlet overlay and adopted the small area plan on May 5, 2025. The city says the intent “was to retain the rural, unique feel” and not to build another downtown, that there were no plans to rezone parcels, and that the plan would not recommend extending sewer. Because Arnold Mill Road is a state route, the Georgia Department of Transportation decides any road changes; the city’s page says GDOT has been working on a scoping study of the whole road in Milton.

Of the 113 residential address points in the city’s map data, 60% are in ZIP code 30075, a Roswell ZIP code, and 40% in 30004. All are single structures. The city’s neighborhoods layer lists two developments here, Glenview at Arnold Mill, 41 townhomes, and Oakmont at Crabapple, 33 homes; the plan pictures both.

Schools

The typical home value in ZIP 30075 was $703,778 in August 2026, up 1.27% from $694,956 in August 2025, according to the Zillow Home Value Index. In ZIP 30004 it was $757,088, up 0.71%. The index is a modeled typical value for the middle third of homes, not a sale price. ZIP 30075 covers much of west Roswell, so it is not a figure for this corridor alone. • Georgia 400: exit 10, Old Milton Parkway, is about 6.5 miles by road from Legacy Park; exit 7, Holcomb Bridge Road in Roswell, about 7.1 miles. Exit numbers are from OpenStreetMap.
• City Hall: about 2.1 miles by road to 2006 Heritage Walk.
• Airport: about 37 miles by road to Hartsfield-Jackson Atlanta International Airport. Distances are measured on the OpenStreetMap road network with the OSRM routing engine; they are distances, not drive times.
• MARTA: no MARTA bus stops are in the area, according to MARTA’s schedule data. The nearest is on Alpharetta Highway at Hospital Boulevard in Roswell, about 3.3 miles from Legacy Park in a straight line, served by route 185.
• Main roads: Arnold Mill Road (Georgia 140) and Cox Road.

Groceries and everyday stores

OpenStreetMap lists no supermarket or pharmacy inside the corridor. The nearest to Legacy Park are Kroger, 12460 Crabapple Road, about 0.8 miles away, and Publix, 270 Rucker Road, about 1.1 miles, both just outside the city line, and Publix, 885 Woodstock Road in Roswell, about 2.5 miles.
